Question: How do I become a USDA or privately licensed kennel inspector? After all that we know about puppy mills, it seems like some inspectors get "bought out." What training does someone have to have to become a certified kennel inspector? Can anyone do it? Do you have to go through the USDA or can you become a private inspector? What constitutes as an acceptable kennel?

(the inspectors that inspect puppy mills are NOT licensed vets, and it doesn't matter because there are vets that WORK FOR puppy mills or even run them. Some vets do indeed help this kind of thing go on. The USDA inspectors themselves have admitted that the USDA has been helping puppy mills, not policing them, and that the USDA is a mess when it comes to puppy mills.)
Question: How long does it take for a USDA loan to close/ underwriting? We are all approved, we just need underwriting? So we are good to go on buying a home in a rural area. We have been pre-qualified and totally approved. We just need to know when we can expect the USDA underwriting to be done. We have heard 20 days. Is this true? If so, is this 20 business days or calendar days? Any info will help us out in planning our move. Thanks!

Question: How come the Usda wont let people ship Dwarf Citrus trees to some states? Everytime i go to a website that sells these it says, sorry we cant ship to Tx, Fl, Az, Ca. We dont make the rules the USDA does? so i was just wondering ?

Answer: The reasoning behind these USDA decisions is to keep certain pests and diseases from infecting a states main agricultural crop. Growers that ship stock, such as grapevines or citrus trees from out of state would not be allowed to ship to California (a major wine producing state) or Florida (a major citrus producing state). They do not want their main dollar producing crops infected or wiped out by some "native" insect or disease that hitchhiked in on some nursery stock. Sometimes it is easier to buy certain agricultural stock from the same state. These plants are inspected and certified and are usually available for purchase(most of the time).

Question: How long of a wait for a USDA home loan to be approved? The loan has already been processed by the loan officer and their underwriter. It has been sent to USDA. How long of a turnaround time should we expect for USDA to approve the loan? In NC if that makes a difference.
Answer: Right now the turnaround time can be anywhere between 2-3 days & around 2 weeks. It really depends what company you are going through. I know a lot of companies are experiencing a high volume in loans because of the tax credit & also falling house prices.
Question: Has anyone received a USDA rural development home loan? If so How hard is it to qualify? I am currently applying for a USDA rural development home loan and I was wondering how hard it is to be approved for one, I have already been qualified by my income. Once I am approved is it a pain to go through or is it somewhat easy?
Answer: The USDA product is a simply wonderful one. Qualification is easy and so is the process. The only caveat is that both the borrower and the property must meet the program guidelines. Sounds like you meet the income guidelines and as long as your property is in an approved area, you should have not trouble.
From a loan officer's prospective, I wish there were more approved areas in my location so that I could use this program more often. USDA will finance the closing costs, it is 100% financing, and they are not credit score driven like Fannie Mae. This program makes it easy to get people into homes at a great rate and with minimal, if any, expense.

Question: where do you apply for a usda guaranteed home loan? I am interested in applying for a usda home loan, however, I am unclear on where you apply?
Answer: These loans are also called RD loans- (rural development)- you must have a 620 credit score but they will finance 100% plus the RD fee of 2%. Property must be in a rural location. Call any lender- ask if they do RD loans- you apply through an RD lender. Good luck!
I see where someone said up to a year to process! No way- 30 to 60 days- not sure what lender she has been using but that is ridiculous!
Lastly- do not call one of these people here on your answers- call a lender who does not use YA to get business. A legitimate lender would NEVER do this!
Question: How long does it take to close a USDA loan? My file was submitted to USDA in mid-December and my lender is estimating closing in mid-February. I was wondering if any one has recently closed a USDA loan and if so how long did it take to close after USDA reviewed the file and approved it? My agent has not had a USDA loan before and my lender fails to answer most of my questions. I live in Washington state.
Answer: It all depends on your local RD/USDA office. The longest turn time I have heard of is 7-10 business days.
Do you know for sure that your lender has submitted your file to RD for final approval?
I had a client recently that worked with a lender for 2 months on a USDA loan and she was so frustrated with the whole thing she turned her file over to me and I had her closed in a little over 3 weeks. You may want to call the local RD office and confirm that they have your file.
Question: Getting a health certificate from the USDA or Ministry of Agriculture? My dog is coming with us on vacation to the US from Brazil. I know that we require documentation from the Ministry of Agriculture here in Brazil in order for him to clear customs in the US, and the same documentation from the USDA in order for Macho to clear customs in Brazil. Answer: When I take Penfold fairy bear and myself out of the country they charge us extra to come home because they don't want us to leave even though we can't wait to because we got poisoned and are half dead.

Answer: If you'll permit someone from up river a bit to answer, rotsa ruck. I'm like 6b/7a and have a devil of a time. The tree is in a heavily irrigated area (lawn)....with river, not well water. If it gets too much well water, I see more salt damage.
It's too hot, too dry, the soil is too alkaline and maybe too salty. Granted, you might have enough cold winter days, but the summer heat is beyond the limit for this mountain dweller.
Time to find something else. How about an Atlas Cedar? Even then it's going to be a challenge.
Question: How long does it take for USDA to underwrite a loan package? We have been approved, all conditions met, by our lender. The lender has submitted the loan to USDA for underwriting now. We are suppose to close on Sept. 30th. The loan is in the Alabama office for USDA.
Was already locked and was registered at the first of the month. I have heard anywhere from 48hours to 2 weeks.....
Answer: The USDA office near me says that all paperwork is processed within 72 hours. Don't believe this. The last USDA deal that I did took 78 days from contract date.Good luck.

Question: How long does a person have to stay in a USDA loan, before they can refinance with another mortgage company? The individual took the loan out quite awhile back, when she was a struggling single mother. Now she is making around 80K per year, and doing fine. Wants to refinance so as to consolidate debts into a low interest, low payment fixed loan. The prospective mortgage companies won't touch her existing loan due to the fact that it is a USDA loan.
Answer: Whenever you can find an institution that will buy it and refinance it to you. But, you wouldn't be able to afford their interest rates. I would suggest that you contact USDA and see if they could apply a moritorium for you for delayed payments and possibly, they may even refinance it for you if you can meet their standards for this action.
Question: How will medical bills effect a USDA loan approval? My husband and I are going to see about a USDA loan to buy our first home, however I owe about $2,000 in medical bills. Does anyone know if this will pose a problem?
Answer: It isn't very much debt, so no problem on that end. Of course it depends on how low your income is.
Medical bills are like any other, if you are making your payments they improve your credit.
